Preventing water and air infiltration is fundamental to curtain wall performance, especially in coastal Gulf cities where wind-driven rain and sand can compromise poorly detailed façades. Our approach combines a multi-tiered defense: first, pressure-equalized cavity design neutralizes differential pressures that drive water through joints. Exterior glazing and mullion profiles are configured with external gaskets, concealed weep paths and internal drainage channels that collect and remove any ingress. High-performance structural and perimeter sealants, paired with factory-applied primary gaskets, reduce the number of exposed field joints that are vulnerable to failure. Gasket materials are selected for UV and heat resistance found in UAE and Saudi climates to avoid premature aging. We also use continuous thermal breaks and backer rods in perimeters to maintain airtightness while allowing controlled movement. Unitized factory assembly allows consistent adhesion of sealants, controlled compression of gaskets and validated test cycles (air and water infiltration tests) prior to shipping. On-site, proper substrate preparation, tolerance control during anchorage, and post-installation QA testing—such as water spray and blower-door tests—verify system integrity. With these design and quality practices, a well-engineered metal-glass curtain wall remains watertight and airtight throughout its service life, minimizing maintenance and preserving internal comfort.
